Even if you're not the kind to ever consider downsizing into a tiny house or any other type of mobile home, you have to give credit to the builders of these units for how creative and ultimately surprising they turn out. The latest from Indigo River Tiny Homes (IRTH) is one such unit.
Tiny houses have been a fixture on the housing market for more than two decades, peaking a few years ago. Over the past couple of years, we've been witnessing a true uprising of tiny houses, which have moved from the fringe into the spotlight thanks to advantages like extra mobility, higher affordability, and lower maintenance costs.

Tiny houses are not for everyone, and that much goes without saying. But for those people that do choose to live a more intentional, downsized life, they bring positives like lower monthly costs, lower buying costs and no 30-year mortgage looming over their head, and even some mobility.

A custom tiny house like the one toured in the video below also brings enhanced functionality and extra aesthetic appeal. IRTH is a Dallas, TX-based builder that specializes in custom homes chosen from a series of models, specced from an even bigger range of optionals, and then customized in direct collaboration with the owner.

Their latest build is a Bunkhouse model with the Loft Deluxe option, but it lives like a one-off thanks to its styling and personalization.

Sitting on a triple-axle trailer, it's 36 feet (11 meters) in total length and 8.5 feet (2.6 meters) wide and offers sleeping for a family of six people across three bedrooms – all of them with standing height, no less. That last part is no small trifle since most tiny houses will sacrifice non-essential features to be as compact as possible. Standing height is often deemed non-essential, so it's among the first to go.

In addition to these three bedrooms, the unit also boasts a compact living room slash dining area, a large kitchen, a full bathroom, and all the creature comforts of a proper home. To boot, it's styled in gorgeous, contrasting colors, with premium quality finishes like solid mahogany countertops, smart exterior siding, and wood paneling throughout.

The home offers a total living footprint of 324 square feet (30 square meters) of living space and tips the scales at approximately 22,000 lbs (9,979 kg). It's definitely on the larger (and heavier) side, which means it's not made to travel constantly but rather spend time parked on location. It's what destination trailers are to travel trailers when compared to more compact tiny houses, if you will allow the comparison.

The layout starts as a standard two-loft one but with an IRTH spin to it. This means that you get two full bedrooms in the two lofts, but thanks to some creative thinking and smart design, both with standing height. A third bedroom is on the ground floor but, in this particular unit, it's staged as a sort of lounge. IRTH says the owner will turn it into a home office, with space to double as a screening room when they're not working out of it.

Also on the ground floor is the compact living room, with a loveseat and a foldaway dining table, the well-specced kitchen, and a full bathroom.

As the builder puts it, every part of the house is like a piece of a puzzle that only makes sense when joined with the other pieces of the puzzle. For instance, the washer-dryer space in the bathroom is tucked under the staircase, just like the desk space in the ground-floor bedroom.

As for how IRTH is able to achieve standing height in the two lofts, that, too, is a design trick. You don't get standing height all across the area of the bedroom but on a landing. The main bedroom has an L-shaped landing, while the one in the smaller loft is smaller. Still, you get standing height space in both lofts, besides wardrobes and additional storage options, and you're able to change clothes, make the bed, and do other stuff without having to crawl your way around.

This variation of the Bunkhouse is also imbued with a colorful personality thanks to the two-tone décor, in surprising turquoise and neutrals, and plenty of everyday functionality. It offers the basics for everyday cooking, a nice bathroom with a soaking tub and a rain shower head, and space to chill, get work done, or socialize with the rest of the fam.

As tiny houses go, this one feels more like a proper home than most. It probably costs more, too. IRTH doesn't offer a price list for their display units precisely because they can be customized to a great extent. However, a standard Bunkhouse model starts at $90,000, but the price obviously doesn't include any options.
